Integrated Township

When completed, SmartCity Kochi is poised to be one of India’s largest IT based Township. Intelligent Master Plan

SmartCity Kochi is being developed as an award winning Master Plan that aspires to achieve a balance of economic, environmental and social / community needs   for long term sustainability.

  • Location:

SmartCity Kochi is 22 KM from Cochin International Air Port and 12 KM from central business district of Kochi and is well positioned to become the heartbeat of the IT community of Kerala and is an important new mixed use destination and economic center for the region and an upcoming community of choice.

  • Transport System:

The master plan provides for connecting the Township with the city center of Kochi through a network of highways, expressways, waterways and other modes of public transportation.

  • Meeting energy needs

SmartCity is Power Distribution Licensee and distributes power to the Township. The power is drawn from the Brahmapuram Substation which is connected with 5 generating stations in the Kerala State and national power grid. The substation has been operational with impeccable record of near zero power outages.  

  • Water:

Fresh Water requirement of SmartCity Kochi is currently met in association with the Government of Kerala organizations. Rain water harvesting Facilities are established as per requirement. The Master plan envisages all the Co-developers to build adequate capacity of rain water storage facility as per norms. Distribution of water to various lands /plots is by gravity from a High Ground Level Reservoirs (HGLR).

Development plans sustaining ecosystem

SmartCity Kochi is divided into three land parcels divided by the Edachira canal and the Kadambrayar River.

The land parcels are developed as a natural area with trails, forest envelope, river front and belvederes overlooking the various components of the development comprising of commercial buildings, mobility hub, retail destinations, social infrastructure comprising of international school, hospital, recreational and community amenities and sports and entertainment and hospitality. Public riverfront promenade, open space easements and linkages help create a well-connected public realm to encourage walkability.

Sustainability features of SmartCity Kochi Master Plan

Single Window Clearance for the Project: 

The Government of Kerala has declared SmartCity Kochi as an Industrial Township under the Kerala Industrial Single Window Clearance Board and Industrial Township Area Development Act, 1999. The Government has established a SmartCity Single Window Clearance Board for expeditious clearance of approvals and permits under statutory Acts for buildings and other structures.

  •  Environmental Clearance

State Environmental Impact Assessment Authority (SEIAA) has accorded Environmental Clearance for the Master Plan Development. Hence the co -developers do not need to go for individual clearance for their development plans thus helping them to expedite their project execution.
